One may answer this question by saying “well we can do a refinance to see if we can get a better interest rate”. Yes, that may be the case but that is not nearly as easy as the alternative.
What do we know about your monthly escrowed mortgage payment aka your house note?
After your loan is closed, your interest rate is set and will not be changed unless it’s a variable rate or you refinance
Your loan payment to the bank is agreed upon
Your property taxes are set and non-negotiable.
What can be changed rather easily, however, is your monthly home insurance rate.
How do I effectively use my home insurance rate to change my house note?
Call an Independent Insurance Agency. In the insurance world, there are two types of agencies, direct agencies, and independent agencies. A direct agency (much like the ones you see advertised on big cable networks) are bound to only selling that one carriers product.
However, an Independent Insurance Agency can shop your insurance rate with a wide range of carriers to ensure you get the best coverage at the lowest rate. The word independent is to show how the agency represents the customer and not the carrier.
A couple of ways to utilize an independent insurance agency to lower your monthly house note.
If you are a realtor or a mortgage broker, tell your client to call an independent insurance agency. This will aid your client to have the best experience when going through the home buying process. This way your customer doesn’t have to call 3-5 different Agencies. The home buyer can attain the lowest possible house note by the product being shopped by one Agency with access to many carriers.
Let’s say you are an existing home insurance customer and your home insurance payment goes up at renewal time. If your policy is with a captive agency, you are stuck, unless you switch to another agency. However, if your policy is with an independent agency, the agency can simply re-shop your rate with all the carriers the agency has access to. Once again, the lower the insurance rate, the lower the house note
